How does the arrears calculator work?

You enter the number of units, the average annual service charge per unit and your current on-time collection rate. The tool works out your total book, how much is left outstanding each year, roughly how many units are behind, and what lifting collection to a target rate would recover.

What is a good service-charge collection rate for an OMC?

A well-run development on a fair, consistent arrears ladder typically collects in the low-to-mid 90s on time. Below the high 80s, arrears start to erode the cash the development needs for insurance, maintenance and the sinking fund.

How is the recoverable amount calculated?

Accepted Answer

It is the difference between your current and target collection rates, applied to the annual service charge book. Moving from, say, 82 percent to 95 percent on a large book recovers a meaningful sum without raising anyone's charge.

Can an OMC recover arrears without raising the service charge?

Accepted Answer

Yes. Recovering more of what is already billed is separate from increasing the charge. Improving the collection rate brings in money that was always owed, which is why the tool focuses on the uplift rather than a higher charge.
