Cuan
Blockman alternative

A modern alternative to Blockman.

If you run Irish OMCs on Blockman or another desktop-era system, Cuan does the same service-charge accounting, then adds what the last twenty years left out: automatic bank reconciliation, a live director portal, online AGM e-voting, a built-in arrears ladder and AI. We import your data, so switching takes days, not nerve.

Fair and square

Blockman earned its place. We just think the job has changed.

Blockman has run Irish blocks for two decades, with genuinely strong service-charge accounting and a lot of loyal agents. Nothing below is a cheap shot. It is simply what owners, directors and agents now expect that a desktop-era system was never built to do: reconcile the bank on its own, show the board the money live, and run the AGM online.

Where a modern platform pulls ahead.

A generational comparison, based on publicly available information at the time of writing. Check the current detail with each vendor.

Blockman & desktop-era systems

Bank entries keyed in by hand from statement files.

Cuan

Open-banking feed reads the client account and reconciles receipts automatically.

Blockman & desktop-era systems

Owner-only portal; directors wait for a PDF.

A live director portal: balance, budget and open works, in real time.

Convene, quorum, on-screen and proxy e-voting counted as one, minutes filed same day.

Data that feels hard to get back out.

Cuan

Your ledgers are yours, exportable any time. No lock-in.

Six reasons agents move to Cuan.

Not a longer feature list. A different generation of tool, built for how OMCs actually run in Ireland today.

Open-banking reconciliation, not manual entry

Cuan reads the client account over a read-only bank feed and matches receipts automatically, instead of keying statements in by hand for hours each week.

A live director portal, not a twice-a-year PDF

Boards see the client-account balance, spend against budget and open works live. An owner-only portal cannot win or keep a modern OMC contract.

Online AGMs with real e-voting

Convene, notice, reach quorum, vote on screen and proxies counted as one, then AI-drafted minutes filed the same day, not notices and minutes bolted on.

A built-in arrears ladder

A humane, board-approved sequence chases every late unit on its own, with late interest and a solicitor pack when it is needed. No named arrears module to buy on top.

An AI copilot on every desk

Draft the owner reply, the board report and the AGM minutes in seconds. The work an agent used to do by hand is now a first-class part of the platform.

One price, per unit, everything in

1.50 euro per unit per month, portals, e-voting, AI and compliance included. Not a per-agent-account tier with the owner portal charged as an add-on.

The switch

The migration is the fear. We built the switch around it.

The reason agents stay on a system they have outgrown is the dread of moving years of ledgers. So we made the move the easy part. Cuan imports your unit schedule, owners, opening balances, apportionment split and service-charge budget from your existing exports through a guided workbench. Every mapping is suggested for you, then you approve it. Most OMCs are billing from Cuan within days.

  1. 1Export your units, owners, balances and budget from your current system.
  2. 2Cuan maps each field for you and lands the apportionment on exactly 100 percent.
  3. 3You review and approve the import, with nothing moved until you sign off.
  4. 4Raise the first demand from Cuan, no re-keying, in days not weeks.
What changes

Same accounting. A generation ahead everywhere else.

Cuan keeps the financial rigour agents trust and adds the workflows a desktop-era system never could.

The detail

What is Blockman, and who uses it?

Blockman is block-management software from Topfloor Systems, long established in Ireland and used by many PSRA-licensed managing agents to run Owners' Management Companies. Its strength is service-charge accounting: multi-schedule demands, budgets and per-block reporting. It is the incumbent that most Irish agents either use or have looked at, which is why “Blockman alternative” is such a common search.

Why do agents look for a Blockman alternative?

Usually not because the accounting is wrong, but because the world around it moved on. Owners expect a portal, boards expect to see the money live rather than in a PDF twice a year, AGMs are increasingly run online, and reconciling the bank by hand no longer makes sense when open banking can do it automatically. A desktop-era tool can be solid at its core and still leave those modern expectations unmet.

How does Cuan compare on service-charge accounting?

Directly. Cuan handles multi-schedule apportionment where each schedule sums to exactly 100 percent, annual budgets billed through the right schedule, ground-rent demands where they apply, per-block financials and SEPA Direct Debit collection. The accounting depth that makes Blockman trusted is the baseline in Cuan, and everything modern is built on top of it rather than bolted to the side.

What about the money, and the PSRA client account?

Cuan never holds client funds. The service charge is collected by SEPA Direct Debit and settles straight to the OMC's own PSRA client account, while Cuan reads the bank over a read-only AIS feed purely to reconcile. There are no cards and no bureau wallet in the middle, which keeps the model simple and the funds where the PSRA expects them. This is general information, not legal or financial advice.

Is switching really worth the disruption?

That is the honest question, and the honest answer is that it depends on how much the modern workflows are worth to you and how painful the move feels. We have made the move itself low-risk by importing your units, owners, balances, schedule and budget through a guided, approve-as-you-go workbench, so most OMCs are live in days. Book a side-by-side demo and judge it on your own development before you decide.

Questions

Switching from Blockman, answered plainly.

Cuan is a modern, Irish-built alternative to Blockman for Owners' Management Companies and the PSRA-licensed agents who run them. It covers the same service-charge accounting Blockman is known for, then adds open-banking reconciliation, a live director portal, online AGM e-voting, a built-in arrears ladder and an AI copilot, at 1.50 euro per unit per month.
