What is an Owners' Management Company (OMC)?

An Owners' Management Company is the company that owns and runs the common areas of an Irish multi-unit development: the shared structure, grounds, services and insurance. Every apartment or unit owner is automatically a member, and the members elect a volunteer board of directors. The OMC raises a service charge to run the development and a sinking fund for large future works. It is a company under the Companies Act 2014 and a multi-unit development body under the MUD Act 2011, which is why generic rental software fits it so badly.

What does the MUD Act 2011 require of an OMC?

The Multi-Unit Developments Act 2011 sets the core duties: an annual service charge scheme under section 18, a sinking fund for non-recurring works under section 19 (defaulting to 200 euro per unit or another amount the members agree), and an annual report and meeting for members under section 17.
