Cuan
Director portal

The board sees everything. Live.

A live director portal for Irish OMC boards. The client-account balance, spend against budget, open work and compliance evidence, in real time, with arrears shown in aggregate and GDPR-safe by default. The view your current agent's PDF cannot match.

Your current agent sends a PDF twice a year.

A board cannot govern on a document that is out of date the moment it is printed. Cuan gives directors the live view they keep asking for, without exposing anything they should not see.

A PDF twice a year

A balance from three weeks ago.

What the board gets to see.

Everything a director needs to govern with confidence, and nothing that starts a neighbour war.

Live client-account balance

The board sees what the OMC actually holds, moving in real time, not a figure from a PDF three weeks old.

Spend against budget

Every line of the budget against what has been spent, so a director can answer an owner without a phone call.

Open requests and work

What has been reported, what is in progress and what is done, with the proof photo attached.

Compliance evidence

Fire, insurance, lift and filings tracked to green, with the certificate behind every one.

Aggregate arrears, GDPR-safe

Directors see the total and the ageing, never a neighbour's name. Named detail is a deliberate, logged exception.

Data export, always

The board can export the OMC's own data whenever it wants. No lock-in, no gatekeeping.

Why it wins contracts

The portal a board pitches with.

When directors can show the next board a live view instead of a PDF, the agent who provides it keeps the contract.

What is an OMC director portal?

An OMC director portal is a live view of the Owners' Management Company for its volunteer directors: the client-account balance, spend against each budget line, open work and its status, and the compliance evidence behind every obligation. Instead of a summary PDF a couple of times a year, the board sees the real position whenever it logs in, which is what governing a company properly actually requires.

What are an OMC director's responsibilities in Ireland?

OMC directors are company directors under the Companies Act 2014 and carry the multi-unit duties of the MUD Act 2011: maintaining the service charge and sinking fund, holding the annual meeting, keeping the development insured and compliant, and acting in the members' interests. They are usually unpaid volunteers, so the practical challenge is oversight without drowning in detail. A live portal gives them the oversight without the grind. This is general information, not legal advice.

Can an OMC name owners who are in arrears?

Generally no. The Data Protection Commission has indicated that there is usually no lawful basis for disclosing individual members' service-charge payment details to the wider membership. That is why Cuan shows directors arrears in aggregate by default, the total and the ageing, which is what the board needs to govern. Named detail is possible only where a lawful basis exists, and every such disclosure is logged.

How is a director portal different from the twice-a-year PDF?

A PDF is out of date the moment it is printed and shows only what the agent chose to include. A portal is live and complete: the balance moves in real time, every budget line is visible, open work carries its proof photo, and each compliance certificate sits behind its green tick. The board stops phoning for status and starts trusting the numbers, because they are the numbers.

Who owns the data, and can the board export it?

The OMC's data belongs to the OMC. With Cuan the board can export it whenever it wants, so there is no lock-in and no gatekeeping. If the OMC ever changes agent, the record goes with it.
